The best improvements to boost your home’s sale price

Home improvements don’t just increase the living quality of your home, picking the right renovations can prove a sound financial investment by boosting your property’s sale price, in fact if you significantly up your home’s market value you may even be able to get a cheaper mortgage.

If you’re specifically thinking of carrying out home improvements to increase your property’s value, then speaking to a professional who knows your area can be a great idea to help you understand what sort of features buyers look for where you live. However, some improvements are perennial favourites that buyers up and down the country love. Here’s just a few improvements that could raise the value of your home.

Adding a Conservatory

It’s almost a cliché that the first thing property developers do after buying a ‘fixer-upper’ is to add a conservatory, but for good reason. The beauty of building a conservatory is that not only does it add a whole new room to a property in many cases it’s not even necessary to get planning permission to build one.

Converting the loft

The amount of living space a property offers is one of the key factors that will affect its market value and lofts are a prime example of unutilised space in many homes. Converting an unused loft can be the easiest way to add more space to a home, particularly for properties with limited outside area.  Turning a loft into a top floor master bedroom with ensuite can really push up a property’s market value. If your property already has an ample number of bedrooms then think about alternative uses for the space — lofts make great home offices, cinemas and game rooms.

Fixing up the garden

It can be easy to forget about the garden, particularly when the weather is less than great but carrying out even a few simple changes to liven up a drab or unkempt outside area could make a great difference.  Don’t just focus on the flora, adding other features such as a nice seating area could improve the appeal of your garden.

Exterior work

It doesn’t matter how beautiful you’ve made the inside of your home, the first thing any would-be buyer will see when viewing your property is its exterior which makes paying attention to your home’s ‘curb appeal’ important. Cracked walls, peeling paint and shoddy looking windows are all things that can bring down the value of your home. Not only can working on your home’s exterior increase its aesthetics, some changes such as adding eco doors and windows or rendering the exterior could improve your home’s energy rating and cut the cost of energy bills.

Kitchen Refurbishment

Kitchens now aren’t just places to cook and eat, they have become the home’s social hub with many people opting to entertain and work in them. It therefore makes sense to make this one of the main rooms to focus on when looking to increase a property’s value. A beautiful new kitchen can be the key selling point that sets a property apart from the one for sale down the street.

While it’s true some features are more attractive to prospective buyers than others, unless you’re actually planning on selling your home in the near future it may be best to think about which improvements you feel would make your home an even better place to live. Why spend your hard earned cash on making changes you don’t want if there’s a change you’ve always wanted to make to the house to make it your perfect home? You’re the one who lives there after all.
